Lewis Broker - How to show new homes to more clients

Most important thing you can do is get out there and meet the people… By people, of course I mean the builders and the sales agents. An agent should go to the sales office and establish a relationship with a builder. Show interest in their communities. Establishing rapport with new home sales agents and builders will also position you to receive useful information for your clients. It could simply be sharing the cost savings of energy-efficient homes.  Alternatively, the builder could loop you in when they are set to release a new phase. Establishing rapport demonstrates to builder your interested. In turn, that should get you additional VIP access to their community.

Leverage Social Media

Post about your visits on social media with a tag of builder and/or of the cities you are in. Posting on various social media platforms should get you noticed as that real estate professional in the know. It’s also how you can be proactive about keeping your circle of friends and family informed that you are the GO-TO New Home Specialist in the area. Don’t overthink it either; it could be as simple as you taking a selfie with the community in the backdrop, along with some information on what each new neighborhood offers.  

Importance of Previewing

  • Previewing allows you to know your inventory, and thereby qualify yourself as a “Community Specialist”.
  • It’s also a great way to establish a relationship with the builders and their sales agents and learn firsthand the benefits of buying a new home; energy efficiency, new home warranties, community amenities, advanced technology, and design to name a few.  
  • Previewing will also promote good habits conducive to being proactive rather than reactive when a client needs your help with purchasing a new home.
  • It should also trigger that reticular part of your brain to be ready for new home buying opportunities when they do come your way.

Although these tips are intended to genuinely help, they are mostly intended to get you thinking on what you can do to set yourself apart from those agents sitting on the sidelines waiting for something to happen.
